Kier, a main contractor, required a substantial underground firefighting water tank for an extension at Oak View School in Loughton, Essex. Their choice was clear: GRAF UK, renowned for its sustainable water management solutions, provided a 52,000-litre Carat XXL recycled firefighting tank.
The project demanded a large-capacity water tank due to insufficient pressure from the local water main. This is a crucial fire safety requirement according to the 2010 Building Regulations, which permit an alternative water supply source. The necessary capacity was at least 45,000 litres, and GRAF UK was the only manufacturer capable of meeting this specification.
GRAF UK supplied their largest Carat XXL tank, a product capable of meeting diverse design capacities by using multiple adjoined tanks or modular attenuation systems. The tank, complete with a fire hose connection compliant with BS336 standards, was distributed by Southern Tank Services and installed by MA Divane. Installation included access turrets, maintenance and inspection ladders, and suction pipework, and was completed in just a few days.
The installation presented unique challenges due to the steep hillside location and difficult conditions. Preparation of the excavation and final touches, such as installing EWS signage approved by Essex Fire Brigade, took a couple of weeks. The tank was positioned using slings, placed on a gravel base, and backfilled with gravel instead of concrete, which expedited the process and reduced costs.
Kier’s senior site manager, Mac McKenzie, noted the exceptional support from GRAF UK throughout the project. The Carat XXL tank was the largest he had worked with, and its installation demonstrated significant advantages. Unlike concrete or steel tanks, the Carat XXL’s lightweight construction eliminated the need for extensive gravel work for truck and crane access. It also required only a one-metre earth covering and could be driven over by vehicles up to 40 tonnes. Additionally, it can be installed in groundwater up to its midway point.
The Carat XXL tank not only met the firefighting water storage needs but also offered versatile applications, including rainwater retention and wastewater storage. Its design and material provided significant flexibility in planning and installation, making it a cost-effective and efficient choice for the Oak View School project.
